Bring the actual property into the conversation

Give a licensed insurance professional the address and an accurate description of the home's use, construction and known updates. Ask what further information they need and when they can confirm an available policy's terms.

Keep the insurance timeline alongside your financing and purchase timeline. Ask your lender what it requires and who will confirm those requirements have been met. Don't wait until everyone is trying to coordinate the last details.

The sale price isn't the rebuilding budget

The California Department of Insurance distinguishes a home's purchase or market value from the cost of rebuilding the structure. Ask your licensed professional to explain the replacement-cost estimate, limits, deductibles and exclusions in the proposal you're considering.

If you're comparing quotes, ask whether the coverage is comparable. A smaller premium doesn't answer every question. Write down what differs so you can discuss it without relying on memory.

Keep the right people involved

Already own the property? A renovation, a change in use or a renewal gives you another reason to revisit the details with your provider. Bring a clear account of what's changed.
